Lets us elaborate in some detail about the homes and their features. Every home has some standard features and extras are added to custom made homes. You can have a custom home, exactly to your specifications, reflecting your tastes. Your budget is uppermost in our mind and we don’t want you to spend a single pie more than that is absolutely required. Homes at our active adult living community are energy efficient and have low maintenance costs. We believe that nicer things can come at reasonable costs. Home areas can range from 800-over 2100 and their costs from $ 111, 780 -$214, 800, suitable for all kinds of budgets.
Our 55 + active adult retirement community homes have NO STEPS allowing for years of unassisted quality living. We take care of your home maintenance and save your money and time. You get more time to do what you enjoy. Even when you are away we take care of your home maintenance.
For your allotment you pick up the custom cabinet selections and designs of the floors, lighting arrangement, and landscape arrangements. Homes are insulated with the following insulation levels: Ceiling – R49 Walls – R21 Floor – R30. Your home remains toasty warm in winter and cool in summer with solid insulation that seals the ceiling meeting points and other gaps effectively. The insulations are so good that you may not need to switch on the air conditioner or the heater, though we have provided them for every home. As the largest producers of roof truss in this area we find it easier to put energy saving heeled trusses on the roofs of our 55 plus active adult retirement community.
We take care of those little things that save you a lot of trouble when you actually stay in your home; for instance insulation, drywalling, and tapping your garage. All garage doors are insulated with an electric opener. Heated driveways, controlled manually and automatically, results in you having your driveway snow free. Active adults living in our 55 plus community don’t worry about shoveling and clearing up snow from the driveways. Rather they get busy skiing in the nearest skiing resorts.
Lot Lease Plans at 55 Plus Retirement Community
The prices of houses at the 55 plus community at Golden Spike ranges from $128, 980 for 960 sq ft area home to $211,970 for a 2002 sq ft area home. Each house is custom built.
The biggest advantage with our 55 plus retirement community is that instead of paying $50,000 for a city lot Golden Spike has a 36 year lot lease of only $275 per month. Paying $275 per month takes care of the following needs:
* City water
* City sewer
* Use of all Clubhouse facilities including family and friends
* Lot Property taxes
* Garbage Pickup Service
* Snow removal in Community Streets
* Street lights
* FREE RV Parking Space FREE Internet WiFi Access Signal
Golden Spike takes care of the payment of these services. In reality the true lot cost comes down to $120 per month. It is not possible to purchase or mortgage a lot lease of $50, 000 for two or three times this amount. Of course this is a sample to give an idea of what you can save at our 55 plus retirement community. There are other plans and we will love to discuss with you about the right lot lease for you.
The Freddie Mac lot lease program saves more money for you. Owning a home at our 55 + active adult community saves you $60, 000 that you would usually pay for a city lot. $60, 000 is a good amount and can be invested to earn good returns.
As an owner of a home in active adult community Idaho you will be eligible for tax exemption as per Idaho rules. Idaho’s $104,000+ Home Owners Property Tax Exemption provision would save you property tax and you will be eligible for this as you actually don’t purchase the home, yet own it.
